Gurgaon’s real estate landscape has changed a lot over the past decade. Towers keep getting taller, and open land keeps getting harder to find. Against that backdrop, a project built around forests and a private golf course stands out simply because it is unusual.
That project is Sobha Aranya, located in Sector 80 on the Karma Lakelands estate, off NH-48. It is worth understanding not because of what it promises, but because of how it is actually laid out.
The Setting Comes First
Karma Lakelands itself is a 270-acre property that predates the residential project by years. It was originally built around sustainability: forests, a lake, organic farms, and an award-winning 9-hole golf course designed with input from Australian golf architect Phil Ryan. Sobha Aranya occupies roughly 31 acres within that larger estate, with its first phase built on about 14.81 acres.
That context matters. A golf-view apartment is only as good as the course it overlooks, and here the course was designed as a standalone amenity long before the towers went up.
What the Residences Look Like
Phase one of Sobha Aranya consists of five high-rise towers, reportedly running between 43 and 46 floors, with 524 units in total. The homes are offered in 3 and 4 bedroom configurations, ranging from roughly 2,850 to 4,500 square feet. Layouts are designed so that most balconies and windows face outward toward the golf course or the surrounding forest, rather than toward neighbouring towers.
One detail that tends to come up in discussions of the project is density. More than 80 percent of the land is kept as open space, which is a higher ratio than most high-rise developments in the region attempt. That space is split between the golf course, forest patches with names like the Ficus Forest and the Devakad Sacred Forest, a biodiversity park, and a lake.
Life Beyond the View
A golf course view is one thing; daily life is another. The community’s clubhouse, called Club Anatara, spans around 75,000 square feet and functions as the social core of the estate. It houses the kind of amenities expected in a project at this scale, including pools, indoor games, a spa, and event spaces.
Outdoor amenities extend further into the estate itself. Residents have access to cycling paths, walking trails through the forest zones, a driving range, pickleball and badminton courts, and organic farming plots. There is also a stated emphasis on wildlife and sustainability, including bee farming, farm animals, and water recycling systems that support the golf course’s irrigation.
For families, the presence of children’s play areas and open ground layouts free of internal traffic is a practical consideration, not just a lifestyle one. Fewer roads inside the estate generally means fewer safety concerns for children moving between the towers and the shared amenities.
Location and Connectivity
Despite its green, low-density character, Sobha Aranya sits close to Gurgaon’s main road network. NH-48 runs alongside the estate, and the Dwarka Expressway, Southern Peripheral Road, and Golf Course Extension Road are all within reasonable driving distance. That combination — quiet, forested surroundings with quick access to arterial roads — is part of what distinguishes golf-view housing here from similar concepts elsewhere in Delhi-NCR, where such estates are often further from the city.
Who Golf-View Living Suits
Golf-course-adjacent homes are not for everyone. They tend to appeal to buyers who value long-term quiet and unobstructed views over proximity to dense commercial hubs, and who are comfortable with the lower unit density and higher price point that usually accompany this kind of layout.
For those weighing a purchase in Sector 80, the underlying land — the forests, the lake, the golf course itself — is arguably as important a factor as the apartment specifications. It is the one part of the project unlikely to change once construction is complete.
